rental house/disrepair

I have questions concerning a rental property in Kentucky. I have read the tenant act for this state but have not been able to find the information I have been looking for. My mother moved in on the 6th of the month, and therefore is rent due on the 6th? The property she is currently living in is in a concerning state of disrepair. The entire front wall of her rental home has been destroyed by termites, and I can put my foot through the floor in these areas. The bathtub in the washroom is falling into the floor due to water damage caused by poor caulking. I am concerned for her safety, but she is worried that if we take this problem over the landlord who has already inspected the property, and threatened to increase her rent stating that the termite and water damage was of my mothers doing, that she will be evicted. This has gone on long enough and any advice you could offer would be greatly appreciated

Re: rental house/disrepair

Your Landlord Tenant Law question has some very serious consequences such as where will your mother live when this fight is over.  You stated that you fear for your mother's safety?  You must move her to an apartment or rental property where she will be safe.  If the current SLUM lord threatens you about the terms of the lease, rent owed, etc. you should consider the disrepair of this rental property as constructive eviction by the landlord who owes the renter certain duties to provide a habitat able  space.
