Deed Issues 

My mother has a living trust with my brother and I as shared deed holders. Unfortunately, after my father passed, my brother and mother collaborated in a failed attempt at deceiving me into signing over the deed so the house could be sold with the proceeds directed as otherwise originally intended. Since then, I have refused to cooperate with regards to signing over the deed. In the interim, they {mother & brother} have made two official gestures requesting me to sign over the deed or they would proceed with filing for a forced sale through the Probate Court. Neither gesture was acted on. My questions are: Can my mother vacate the home and rent it out? Can she leave the home vacant/unoccupied? What are the most common circumstances necessary for a successful forced sale? Thanks.
