When can I lock the doors on a commercial tenant. The tenant has a six year lease but has not paid rent according to the lease and has been notified that he's defaulted on his. Can I lock the doors and take possession immediately, since he has past his timeline according to the lease. He only had five days after default and according to the lease I'm suppose to be able to take possession. Do I have to wait until an eviction is complete through the courts or can I just change the locks and allow the courts decide about his possessions?
