S corpoations

I own 50 percent of a S corporation, right now every thing is fine but we are thinking of leasing a different building owned by my partners spouse, its a long story.. but when we started this.. my partner and I were buying the building and fixing it.. but her husband took it over ... with the idea that he would sell it to us.. and now he's got all this money into is and will not sell it .. just lease... and it leaves me with nothing really.. and I am wondering if I don't agree to the terms of the lease will she be able to move our business into that building with out me....and in a lease... can we specifiy that they pay all insurance on building and we pay insurance on the inventory?...and they pay taxes?  and can she disolve the corporation with out my knowledge.. or say so?..I know .. it sounds like we should agree to end it.. but i just dont understand my legal rights, i am like a blond joke  and dont understand....and dont  know if I trust her to tell me the truth... it's not like the business makes alot of money... its more of a something to do kind of business.. we didnt start to get rich at.. and I dont want to lose it either.. because it does pay my bills.. or should but might not if they start asking to much lease money... ok.. help me if you can please....
